I searched and could not seem to find a thread for this particular Hello Living enterprise, on the corner of Lenox Rd and Nostrand Ave. It's been looking fairly completed for a while now (the fence is down and you can walk up to the very ugly entrance) but today i noticed listings! https://streeteasy.com/building/hello-lenox#tab_building_detail=1 However, they're rental listings, not condos like most Hello Living projects have been. what's up with that?

490 lefferts Ave rendering

They say it's in East Flatbush, this is in the northern end of east Flatbush, apx 6 blocks from Prospect park. The location is interesting because it's further east than developments have traditionally gone. Look out 2/5 lines you're about to get jam packed.

The rendering is nice enough, but I would want to see more windows, the window to brick ratio seems to favor the mason over the glazier. It reminds me of the newly built condos in Dumbo on Plymouth and Jay heading east, they bore a resemblance to Russian Gulags (giant iron garage door that rolled to the side, cement facade, narrow windows).

I'm going to guess since it will only be composed of 2br and 1br, it will probably be nice rentals.

I've been meaning to post this for a while. I'd known these 3 victorian houses on Bedford Ave sold last year for a while now--altogether netting something like almost $4 million for the owner, who had apparently own all 3 houses for decades now. I haven't heard of any plans for the site, but had a foreboding feeling that nothing good could come from purchasing the lots to make a combined super-lot.

I live around the corner from these, and while some of them have been in poor condition for many years, i was really kind of in love with them for surviving literally a hundred years of changes. Not anymore though.

The sale recorded a few weeks ago, having sold to Hart Dekalb LLC for $1.3 million. A steal considering the massive size of the lot--100x100, abbutting a prewar apt building on an identically sized lot.

I always liked this house because it's got a super classic haunted house vibe. But i figured given the huge size of the lawn it was only a matter of time:

interestingly enough, part of the sale included a 20x100 lot to the north of it which looks like part of the BBL of the house, but actually is distinct. So really, they got a 100'x120' lot! I imagine the zoning is permissive.

This one hits close to home.

Here you have a row of 2-family 20x50 2 story houses. Identical to the landmarked ones on Lefferts ave or E 10th st, which now go for about $1.6m.

Well, surprise surprise, we have no such landmarking here. So an enterprising developer has bought one of these row houses, and plans to double its height, right smack in the middle of the row of still-2-story neighbors.

In Washington DC these are known as "pop-ups" or "middle fingers".

369 Lenox, at the corner of Lenox and New York Ave, has sold and is due to be demolished. Perhaps it will be part of the building site next door at New York Ave (which was also a house that was recently demolished).

Sort of a cool looking building. It looks to me like the developer originally built a row of these on Lenox but this one, being on the end, had a higher peaked roof. You can also see the stained glass windows and details since it has an additional exposure. This design is common but not often seen from the side.

There's finally a cafe southeast of Church and Flatbush: Roger That Cafe

Rogers Ave on the corner of Erasmus st. They had a soft opening over the weekend and are responsible for this mural that had gone up a few months ago (which i assumed had more to do with the landlord renovating the apartments above) https://rogerthatcafe.com/

I went in on saturday and they had a small selection of pastries, and standard hot drinks (the americano i had was great); soon to expand to toastable foods (they have a fancy commercial grade toaster) so hopefully bagels are in their future. The space is big, bright, and with a nice mix of places to sit. The owners said they have plans to get a beer and wine license in the future--and indeed, their counter is set up perfectly to become a bar.

I must confess i'm surprised that coffee shop entrepreneurs have skipped over the swath of giant apartment buildings between Winthrop street and Linden blvd in our part of Flatbush--especially since that's an area slated to have the most new units in the next few years. the nearest coffee shop (with an espresso machine--drip coffee in my eyes does not count) to this is Blessings. I would imagine even the existing units on Clarkson, Lenox, and Linden alone would support a couple of coffee shops. This particular spot is nicely off the beaten path, but ever so slightly south of the population bulk that would be most likely to visit it. Still, I think they're really smart to do this. They're the first so i think if they play their cards right they could really reap the benefits of that.

I was walking down flatbush the other day, the 'HELLO FLATBUSH' development is moving up pretty quickly. It looked like it had 4 of the six stories poured. That's pretty fast a lot of the other projects in the neighborhood took about two years to get moving, these guys did it in under a year.

It seems like they're certainly adding a lot of inventory into Flatbush as a whole. I'm a little bummed that for most of these projects the first floors won't be commercial space. Is doing that more complicated?

I got 2 phone calls, 1 flyer, and 1 handwritten note offering to purchase my house this week. I actually talked to one of the guys, he said he had a great offer (about 250k less) than what things are currently going for. When I told him I wasn't interested in selling for a couple of years he said 'I'll keep your number handy'....haha.

Flatbush ave mixed-use buildings

Here's something I hadn't seen yet: a developer wants to add on to a Flatbush ave mixed use building.

These buildings seem to be plentiful on Flatbush ave south of Parkside - storefront with 2 floor through apartments above. What shocks me is how many of the apartments are boarded up or covered by giant billboards. Surely these are 2 bedroom apartments, going for about $1500-$2000 each these days, even considering the noise level of living on a busy street.

If any street in the area were ripe for more housing, it would be Flatbush, which is already about as lively as can be - you're not going to bother many people with construction or new residents there.

A Bar Finally Opens near King's Theater

I was expecting there to be like 5 of these by now, but there's finally one, on Flatbush and the corner of Duryea. and it's a tattoo themed (?) bar. formerly just a tattoo parlor, i don't quite understand if it's now literally both? is that even legal?

has anyone been? i just walked by it during the daytime when it was closed and noticed the signage.

The other half and i have been talking about this spot for ages--it's on what we consider being the saddest chunk of Church Ave in the area. Smack in the middle between two beautiful church grounds--the Dutch Reform on Flatbush and Holy Cross Church on the corner of Veronica place--it's directly opposite a seemingly abandoned newly constructed church, a gas station, and catty-corner to the dilapidated once-beautiful Flatbush School No. 1 (and views of Erasmus in the background). It's an area with great potential, particularly because the blocks of Church avenue directly east and west to it are lively and bustling with commerce, and i also think it's equidistant from the B/Q as well as the 2/5.

This lot is a very sad looking parking lot, with an even sadder sidewalk littered with trash and nowadays, un-shoveled ice. I have to say, I welcome the construction of new apartments on this half of the block. I can hardly think of a block in the immediate area that needs a lift more than this. I wonder if new construction on this corner would somehow prompt a revitalization of the School No.1 building? Or, more likely at this point, a mercy killing?

I guess I haven't been paying much attention, because there is a giant building going in at 1350 Rogers.

The entire building is being rented to low income residents with an emphasis on disability, age, and famlies in that order. DOE says they want the building to integrate with the community, but it seems to have everything needed under 1 roof, laundry, courtyard, social rooms, staff on hand etc..

What do you think?

I like the appearance of the building. it seems like it might be socially isolating instead of integrating. I welcome it over empty lots and run down garages.

Retail complex in the works near Kings Theatre

Looks like there are some early efforts to being more shopping options across from the Sears on Bedford. Should this actually happen, what retailers would you fine folks like to see offered? I'm pretty darn excited about the possibilities.

Sad Times at the Ballgreen Complex (Lenox rd at Rogers)

walked past the construction site of the "Ballgreen" on Lenox between Bedford and Rogers, an upcoming green color-blocked mess of a project, and was dismayed to see the main structural beams jut out at least 20 feet in front of the facade of every other building on the block. Tried to capture it, but it was tricky:

i bet the people living in that little brownstone are bummed.

also, note that the rendering craftily makes it look like the building was going to be contextually set back.

anyway, not that this should surprise any of us. i just find it very sad. it's a particularly lovely block, mostly because of the lawns and trees. it would hard to get a sense of how lovely the set-back quality of the street is if you've never actually walked down it in person.
