The location is interesting because it's further east than developments have traditionally gone. Look out 2/5 lines you're about to get jam packed.</span></div><div><span style="font-family: Arial, Verdana;"><br /></span></div><div><span style="font-family: Arial, Verdana;">The rendering is nice enough, but I would want to see more windows, the window to brick ratio seems to favor the mason over the glazier. It reminds me of the newly built condos in Dumbo on Plymouth and Jay heading east, they bore a&nbsp;resemblance&nbsp;to Russian Gulags (giant iron garage door that rolled to the side, cement facade, narrow windows).&nbsp;</span></div><div><span style="font-family: Arial, Verdana;"><br /></span></div><div><span style="font-family: Arial, Verdana;">I'm going to guess since it will only be composed of 2br and 1br, it will probably be nice rentals.&nbsp;</span></div>]]>

I'd known these 3 victorian houses on Bedford Ave sold last year for a while now--altogether netting something like almost $4 million for the owner, who had apparently own all 3 houses for decades now. Identical to the landmarked ones on Lefferts ave or E 10th st, which now go for about $1.6m.&nbsp;</div><div>Well, surprise surprise, we have no such landmarking here. Perhaps it will be part of the building site next door at New York Ave (which was also a house that was recently demolished). <div>Sort of a cool looking building. It looks to me like the developer originally built a row of these on Lenox but this one, being on the end, had a higher peaked roof. You can also see the stained glass windows and details since it has an additional exposure. The space is big, bright, and with a nice mix of places to sit. The owners said they have plans to get a beer and wine license in the future--and indeed, their counter is set up perfectly to become a bar.</div><div><br /></div><div>I must confess i'm surprised that coffee shop entrepreneurs have skipped over the swath of giant apartment buildings between Winthrop street and Linden blvd in our part of Flatbush--especially since that's an area slated to have the most new units in the next few years. the nearest coffee shop (with an espresso machine--drip coffee in my eyes does not count) to this is Blessings. I would imagine even the existing units on Clarkson, Lenox, and Linden alone would support a couple of coffee shops. This particular spot is nicely off the beaten path, but ever so slightly south of the population bulk that would be most likely to visit it. Still, I think they're really smart to do this. They're the first so i think if they play their cards right they could really reap the benefits of that.</div><div><br /></div><div><br /></div>]]>

        <description><![CDATA[I was walking down flatbush the other day, the 'HELLO FLATBUSH' development is moving up pretty quickly. It looked like it had 4  of the six stories poured. What shocks me is how many of the apartments are boarded up or covered by giant billboards. Surely these are 2 bedroom apartments, going for about $1500-$2000 each these days, even considering the noise level of living on a busy street.&nbsp;</div><div>If any street in the area were ripe for more housing, it would be Flatbush, which is already about as lively as can be - you're not going to bother many people with construction or new residents there.&nbsp;</div>]]>

Smack in the middle between two beautiful church grounds--the Dutch Reform on Flatbush and Holy Cross Church on the corner of Veronica place--it's directly opposite a seemingly abandoned newly constructed church, a gas station, and catty-corner to the&nbsp;dilapidated&nbsp;once-beautiful Flatbush School No. 1 (and views of Erasmus in the background). It's an area with great potential, particularly because the blocks of Church avenue directly east and west to it are lively and bustling with commerce, and i also think it's equidistant from the B/Q as well as the 2/5.&nbsp;</span></div><div><span style="font-family: Arial, Verdana;"><br /></span></div><div><span style="font-family: Arial, Verdana;">This lot is a very sad looking parking lot, with an even sadder sidewalk littered with trash and nowadays, un-shoveled&nbsp;ice. I have to say, I welcome the construction of new apartments on this half of the block. I can hardly think of a block in the immediate area that needs a lift more than this. I wonder if new construction on this corner would somehow prompt a revitalization of the School No.1 building? Or, more likely at this point, a mercy killing?&nbsp;</span></div><div><span style="font-family: Arial, Verdana;"><br /></span></div>]]>

        <description><![CDATA[I guess I haven't been paying much attention, because there is a giant building going in at 1350 Rogers.<div><br /></div><div>It's not a loss though, previous space was occupied by garages, a few empty lots, and a auto body shop (I think).         <description><![CDATA[walked past the construction site of the "Ballgreen" on Lenox between Bedford and Rogers, an upcoming green color-blocked mess of a project, and was dismayed to see the main structural beams jut out at least 20 feet in front of the facade of every other building on the block.

<div><br /></div><div><div>i bet the people living in that little brownstone are bummed.&nbsp;</div><div><br /></div><div>also, note that the rendering craftily makes it look like the building was going to be contextually set back.</div><div><br /></div><div>anyway, not that this should surprise any of us. i just find it very sad. it's a particularly lovely block, mostly because of the lawns and trees. it would hard to get a sense of how lovely the set-back quality of the street is if you've never actually walked down it in person.</div></div>]]>
