Oversized Building on Ocean Avenue Granted C of O

At 2384 Ocean Avenue there is a new apartment building which was constructed with a work permit for a 6-story building. But it has 7 stories and was granted a Certificate of Occupancy!

Reading the CO Number 301641828F can be a bit tricky. On page 2, floors 001 to 006 seem OK, except 006 carries the description LOWER LEVEL OF 2 CLASS A APTS. Now, go back above the entry for 001, the one with the label MEZ. The description for that says UPPER LEVEL OF 2 CLASS A APTS. That is the 7th floor! Clearly illegal. Why is the Department of Building allowing this?

There are three other new buildings on Ocean Ave. between Aves. S & T which are also overbuilt by one floor. Maybe the builders were trying to see if the DOB would blink. They did!

Guess the developers have broken the new zoning code.
