can someone direct me to the thread about empty storefronts?

When I do a search on the board- it turns into a google search. Can someone please remind me, or link me to the rental discussion? It explained why it's cheaper for landlords to have an empty storefront while they ask for in$ane rentals; rather than rent them out.
I know this board is very useful, and I'm grateful for it; even if I spend more time agitatin' than splainin'.
