Looking for apartment for rent

Hi all,

I am apartment hunting in the area. I know these areas are still somewhat sketchy at night but I am ok with that. I know this is not the scary Brownsville or East New York. I was living in East Harlem for almost two year but now I am staying with a friend in Park Slope. Now I am looking for something on my own. So how much will rent be for a spacious one bedroom apartment on a good/ok street? Which area should I look first? Crown Heights or Prospect Lefferts Gardens?

    Good size 1 bedroom floor-through apartments go for about $1500-$1600 on the Prospect Heights/Crown Heights Border. But I've seen some tiny, unrenovated ones for $1200. Less past Franklin.
    You will find better deals in the larger stabilized buildings, since they can only raise the rent so much once a previous tenant vacates. But you'll have to do your homework.

    Don't know much about PLG, but I think it's a little less.

    Walk the streets and try the numbers posted on the sides of the larger buildings, you might come up with a deal. I know of spacious one bedrooms that rented recently between Bedford and Franklin, one on Dean and another on Bergen, for 1500. Lefferts Gardens is way under rated. Friend of mine lives on Lefferts between Nostrand and Ocean with yard, great neighbors, places to go and train service. Also, she's a very short walk from the park.

    Thanks for the advise people. I know these neighborhoods are big, but do you think is better for me to concentrate on the blocks on the west parts? Is the West blocks relatively safer than the East blocks of both neighborhoods? I assume the west parts are pricey than the East parts, but I am not sure.

    In my building, which is on Sterling between NY and Brooklyn, there was a 900 square foot 1 bed which recently (i.e. March) was rented for between $1200 - $1300. I was told by the management company that a 2 bed in the building (typically about 1000 - 1100 square feet) might rent for between $1500 - 1700. Unfortunately, there are no vacancies in the building, but maybe that will give you a sense of prices to expect in the area.

    Last summer I was renting a small two bedroom (may 750 square feet) farther east -- on St. Johns right by Franklin. I was paying $1250 then, but I believe that after I left in August, the landlord bumped up the price to $1500.

    Sorry -- I meant to say that my apartment on St. Johns and Franklin was further WEST than where I currently live.

    Franklin is west of Bklyn/New York Avenues. I live between Kingston and Albany and it's neighborly.

    Wow--even $1200 seems high to me! Also check CH south of Eastern Parkway, but north of Empire (before you hit PLG), between Franklin and New York. You should be able to find a 1-bedroom at $1100 or less, though it may be in a larger building. And, in my humble opinion, you'll find the neighborhood more mellow and welcoming. Being relatively close to the Q is also also a benefit.

    If you must work through a realtor, I would recommend them. They're very professional and will try to make the process as painless as possible.

    Bwah? They're not Italian, they're Jewish. Abba means "father" in hebrew.

    They don't sing that song, at least they didn't when I was around, but they are very nice.

    Hello I am am in the procees of relocating to brooklyn and would greatly appreciate if you could provide me with info regarding this "Abba Realty" I am not from NY and everywhere I go has these "broker fee" which I really don't want to pay!
    Pleaase help! I am running out of time! I must move by June for my job!

    You're going to have to pony up the broker's fee. I'm sorry, but there is no way to get an apartment in the time scale that you want without doing it. The best you can do is find a reputable broker who won't screw you over.

    But you know, a good broker does ultimately save you time and money. For one thing, it'll keep you away from those no-fee apartment list scams, the ones where you pay $100, but all they have on their list is old listings, not the current ones you need.

    I can recommend Abba because they made the process pretty painless with their professionalism, thus more than earning their fee. A broker's fee is normally the equivalent of one month's rent. RUN from any broker that tries to charge you more.
