Reasonable on Cambridge place?

Hi,

I'm new to the neighborhood. I've been overseas for 4 years and am looking at apts in the FG, CH area. I'm currently subleasing on Washington in CH.

Anyways, I went to view an apt on Cambridge Place between Greene and Gates. It's a very narrow block with quaint homes.

The agent says it's a steal. I would like some feedback as to whether 2K for a 2 bedroom (a bit in need of some TLC) is about right as far as rentals go in this area. the kitchen leaves much to be desired as far as appliances and the second bedroom is TINY. Agent says its a 2 bedroom. To me, it's 1.5 since you can't fit anything in the space but maybe a full size bed and nothing else.

any input is appreciated.

    2k for a 1.5 bedroom seems kind of unbelievable to me, but maybe if its a really nice block? I have been apartment hunting in park slope and would even find that to be unreasonable there (in the land of totally overinflated rents.)

    Cambridge would technically be in Clinton Hill and for what you have described, the rents appears to be inflated but you should check out rentals in the area to see what the going rate is. Based on Craigs List, which is not the most reliable source, you can get a better apartment for that amount of money.

    That is a nice block. Currently there is a white house being renovated on the left hand side and it is going to be gorgeous when done.I wouldnt say it is a steal especially if it isnt renovated or updated with new appliances and sanded parquet floors.The range as I know it is $1600 to $1900. Some landlords have asked for higher and received it without renovating...like my neighbor across the street. If you like it, ask for a reduction and you might get it.Landlords almost expect you to do so.Good luck.

    I agree with arlette. I think the range for what you've described is $1600-1900. Unfortunately with the mortgage crisis, I think its driving rents up b/c more people are renting right now.

    Seems high - particular if you are doing it thru a broker, which of course tacks on another 10%.

    If it is in need of TLC, it's a bit high, though not out of line for the area. I rent a one bedroom ground floor nearby, with a new kitchen, small private outdoor space and washer/dryer for $1800 and I know it is a good deal. $2000 for a two bedroom is good. If it was a real two bedroom (i.e. two decent sized bedrooms) it would definitely be more than $2000.

    thanks guys for taking the time to respond. looks like it may be a bit pricey... we're going to keep looking,,, especially since a decent kitchen is important to us.
