Rents on Clinton between Myrtle Park

I'm trying to get a sense of what fair market rents are on Clinton (or Washington) between Myrtle & Park for a large 1 bedroom or small 2 bedroom apartment in decent shape with new appliances and bathroom. I've got a couple options but I'm hoping to get some guidance on what market rents are. I've seen prices ranging from $1900 to $2100. Is this the going rate? Any help is appreciated...

places the area median for a 1 br at $1950 and a 2 br at $2000 for the 11205 area code. 3 br jumps to $2600 and I have no idea how they are doing the calculations.
