Jewish Hospital/Alma Realty Getting out of Lease

Sorry if this has been discussed before but I couldn't find a thread. Has anyone ever gotten out or tried to get out of their lease with Alma Realty? We've had similar problems to everyone else and would like to move elsewhere in the neighborhood. I'm wondering if anyone has tried to break their lease or had any other success in dealing with them. So far, I have never been able to get anyone to call me back when the hot water is off.

    When landlords do not follow the law you can take them to court and there are ways to get out of your lease through legal actions. You have to prove "negligence" on the part of the owner, etc.

    Here in New York is very thorough in this area. But be prepared for beuracracy!!

    Also, have you considerd subletting or assigning the lease until it is up intstead? You could always lie and say you have to move... but the recommendation part gets tricky......

    My neighbors (I'm in 555) got out of their lease just by asking. Of course, they were also part of the group that took Alma to court over the gas situation, so I think Nick Conway was probably glad to see the back of them.

    If just asking doesn't work, finding a replacement tenant and assigning the lease may easier than proving negligance. Even if the landlord refuses to let you assign the lease, I think rent laws still offer some protection.

    I guess it depends on the legal definition of "unreasonable". Anybody know what that would include? Refusing a replacement tenant with decent credit and income?
