lease renewal issue re. bedbugs

Hi,
Do you know anyone i can talk to re. a lease question?
My rent-stabilized lease (on Albemarle Rd.) expires 8/1 and my landlord is pressuring me to sign a new lease. The problem is that the building has bedbugs and I'd rather not sign until we see whether the exterminators succeed. They suggested that if i don't sign they will start showing my apartment.
Any suggestions for me?

just tell everyone who comes in to see the place that the building has bedbugs. at least then your landlord won't be able to rent the place out from under you until you're sure you want to leave. they have to give the new lease to you 60 days before your current lease expires, but you don't have to sign it that early.

I wonder when I have to sign...from the legal perspective. And also, if there is anything else she can do if we delay signing after our lease expires. My apartment is huge and it would suit her for me to leave...she can ask a significantly higher rent once we're gone.
I just need time and hopefuilly to know I won't get evicted in the process!

ira - regardless your landlord has to get rid of the bedbugs. even if not successful he has get someone else until its resolved. so if you like the space, sign the lease. the landlord can easily rent it out from under your feet to someone else.

run and run fast before you get bedbugs.that will cost you more than moving thats for sure. theyll eat the floors. get out. m advice onl!

Ira- Only those who have had them or are exterminators know anything about bedbugs. Others do not. Just fear & ignorance & folk lore. Go to the forums on bedbugger.com. Much wisdom there re: the bugs. Your landlord is legally bound to take care of the bugs. I am in a similar situation in that I had them 2yrs ago, got rid of them. Now in an unrelated incident, the woman across the hall has them. Our landlord brought in the bedbug detecting dogs who determined she is only one who has them and I am free to move Labor Day weekend. Best of luck-
