Bergen Washington

I'm interested in thoughts on Bergen & Washington. There is a building for sale between Washington and Underhill and I'm curious as to everyone's thoughts. I could potentially get a duplex and with a 1 bedroom for rental income for the price of a 2 bedroom condo. I know the area is in transition but if Washington gets to where Vanderbilt is it's potentially a good deal.

What are your thoughts on the following.... Safety? Amenities? Transportation?

    I live right around the corner. Personal safety is fine for me although they have broken into my home (through an open window) and also broken my car window (without stealing anything).

    For transportation - you have the 65 bus right there which can take you to the 2 train on Bergen and Flatbush. You also have the 41(?) which will bring you Downtown.

    Although I mostly shop on Vanderbilt but there are some great places on Washington also.

    As far as renting, you are zoned for PS 9 which is becoming a very good school and many parents vie for a spot there. Of course this makes it a little more noisy on school days. You are also block and a half away from the children's park on Prospect.

    There is a garage on Bergen and the guys there are really sweet and always look out for the neighborhood and neighbors. There is a construction site on Bergen which has not had much movement on it so I don't know how long it will be that way.

    Most importantly you have a great 24 hour bodega on the corner of Underhill.

    I say buy it. That area will only get better!

    The Bergen end of Washington certainly has its advantages over the Lincoln Pl end.

    Thanks for the feedback. Anybody know what's going on with the vacant building and empty lot? I assume this is the "construction site" mentioned earlier but i don't see much progress. I do see big upside over the long term, especially compared to a condo, so I'm leaning towards buying.

    if its a vacant lot, I'd expect it to remain vacant for quite sometime.

    Many sites have stopped work, but I think all the sites that started "real work" will finish it.

    ...realize that this means the junkyard on bergen btwn Washington and Grand is unlikely to go anywhere for a while.

    To me, the sidewalks seem to have less trash.

    ...and there are fewer large rental buildings, which seems to be correlated to the number of people blasting music out their windows in the summer.

    ...I also perceive less drug dealing on the corners, perhaps because its lamer to hang outside Kinky Crowns than one of the St. John's bodegas.
