    Definitely Teddy's. Maybe whoever buys it will revamp the menu. I like Teddy's but the menu is unvarying, and not particularly imaginitive.

    The location could work if he took greater advantage of his liquor lic.


    ....the outdoor space is nice, the inside reasonably large.


    I predict we will get a restaurant-bar our of the deal. I wonder if the folks who used to run Tavern on Dean want another venture?


    .....I'm pretty sure neighborhood could support a Tavern on Dean type menu and bar in that location.

    You might pay a lot to avoid the hassle of going through the liquor licensing application process, which took Teddy three years and cost tens of thousands, and was probably only successful because the Montessori school shut. Now that the school has been replaced by the Sunshine Playhouse, I'd be surprised if any new liquor licenses are granted on that block, but you never know.


    You might also pay because the food licenses and approvals are already in place. I think the new owner will need to do a lot of work and spend a lot of money. The outdoor area is very cheaply furnished and could be improved. The interior is also kind of cheap looking.


    The only thing is you've got to pick a market segment you can excel in at this location and do what it takes to get them through the doors.

    does this mean teddy's is definitely finished? i assume he's the tenant, not the owner. although he has told me he's been struggling. i hope not. i think it's quite good. yes, the menu isn't varying or especially creative, but it's standard greek fare, well prepared, and at reasonable prices. we love this place and hope it stays in the neighborhood.

    Oh no!! I didn't go to Teddy's as much as I now wish I had, but if they're leaving (are they?) I will totally miss the Greek frappe-style coffee to go in the summer, and the lemon potatoes which are so yummy. I hope this isn't the end... Will have to go for brunch this weekend.

    Yup, that's pretty standard when you're buying an existing lease. Unless there is a clause in the existing lease that says the owner can re-negotiate should the lease pass to a new leaseholder.


    With the layout and that huge backyard, it would not surprise me in the least to see a solidly bar/restaurant open there. Ho hum.


    No idea who owns the building, but I bet someone can run a DOB report, or just go to propertyshark.com, to find out. Doesn't whynot usually come up with this stuff?

    ?Did we ever determine (to the nearest thousandth of an inch) exactly where on Washington THE LINE should be drawn to indicate the end of PH and beginning of CH? If not, we should apply for some stimulus money to write a white paper. A topic of this magnitude can be ignored no longer.
