A new record high price for a PH brownstone: $4.3M

According to Trulia the house is 6000 sq ft. or about 1200 per floor. Now, even at $200 a ft for rebuild cost that would only be $1.2 mil. Throw in another $100,000 for improvements for the deck and pond and maybe some miscellaneous and you're at $1.5 mil. So...the rest of this money is paid purely for location. Looks like PH is going to be the new Park Slope or maybe even better.

It never ceases to amaze me how much some people will pay to be far away from the food coop.
