does anyone know where i can get info about assessing tenants for capital improvements? (please don't flame me here, i beg you)

i've been to nolo.com, hunted with google, can't find a thing.

    The first one that comes up give a lot of info on what qualifies and on the application procedure. Of course, I'm assuming your units are rent stabilized, because if they're market rate, you can simply up the rent to what you feel is fair (within the bounds of market competitiveness) when the lease comes up for renewal.
