167 rogers

167 Rogers (aka 764 St. Johns).

[Dated, now incorrect info:  This location would like to become a bar.   They'd like a full liquor lic. They are going to talk about it on June 2nd, to the CB8 SLA Committee. The Proprietor is the owner of Little Zelda's, aka Mike DeZalas]

hmm! That's interesting! So he's requesting a lic license for this space and the former beauty world space at the same meeting. I don't know anything about this bar-opening business, but wouldn't opening two bars simultaneously take an inadvisably very large amount of capital and risk? Is it possible he's splitting his bets to see which space will get approved by the committee? Is there cost involved in petitioning for a liquor license?

The application costs are minor compared to the build out costs.

BTW, I expect the committee to approve both sites if he agrees to a 2 AM weekend-night closing time, and a midnight work-night closing time for each.

Just walked by and noticed about 7 people working on this space. Not really familiar with remodeling practices for this sort of thing but it looked like they were boarding up the whole front of the place.

This location is a really smart one for a bar with the SBS B-44 stop right in front. Beauty World too for that matter with the southbound SBS stop half a block away.

Mike D reportedly did not appear tonight at the SLA mtg, so we will have to wait until next month.

I saw a "Space for Lease" sign on the plywood this morning and am wondering if this will not be a business run by Mike D.

Yes, it seems that Mike D is no longer be considering this space:

Readers should ignore the above jabbering about this site seeking a liquor lic.

I saw major construction happening in the residential portion of the building today. It looks like the building has been totally emptied of tenants.

    Update:

All of the residential units now appear to be on the market:

The first floor commercial space has been completely rehabbed as well, but I don't know if that is in hopes of attracting a tenant, or because one has been secured.

It looks like at one time there were only five units. Now there are 10 1-bedrooms up for rent, around $2,000 per month.

I noticed the construction as well a couple days ago while waiting at the SBS stop.

I think that will be a nice place to grab coffee while waiting for the bus.

Yes, the SBS stops seem to be quite attractive to businesses looking to sell quick, high profit goods.

I walked past this place yesterday and it looks like it's almost ready to open. The new steel storefront was finished and it looked like they were just doing the final cleaning/equipment installation. It looks pretty nice. It definitely has the typical "Brooklyn" aesthetic - exposed brick, retro lighting, and lots of seating. Definitely more of a hangout spot than Lula or Tinto.

Anyone know what the name will be?

Manhattanville. Like the one in Manhattan...

I went by a couple days ago eager to learn more and meet the staff. The man I spoke with didn't seem to have much time to chat but I'm hoping things will be friendlier once the work phase is done.

I understand wanting to keep their brand consistent, but that's an off-putting name for a coffeeshop in the heart of brooklyn...

I suspect that people desperately seeking caffeine, and/or a quiet place to cram for their LSAT outside of the apartment they share with 2 other 20-somethings, won't care.

Had a peek inside yesterday while waiting for the SBS; looks very nice and put together. Can't imagine it will be much longer until they open.

additional $0.75 if I want soy or almond milk in my coffee?
Lula and Tinto don't charge extra for that...I know it seems small, but that will add up fast.

In this neighborhood, this is a pretty huge accomplishment. To note, this was the aim of Basil Pizza Bar when it opened, but it has basically become a Chabad-only establishment. See: http://www.nytimes.com/2010/10/10/magazine/10Kosher-t.html

Starbucks on Franklin, too. Though I don't think it was intentional.

It is tough to convince non Jews to eat at a kosher place, because of the additional expense that is often involved.

It's a different market with its own expectations as norms. Also, a lot less competition -- competition tends to be a good thing for customers ..
