Thanks @whynot_31.  I think I saw this around early January.  Not too excited about this one.  It's going to stick out like a sore thumb (that is, until others are built), and I don't expect anything pretty (though I'd be happy to be wrong if it turns out to be a nice design).

Pretty much all the blocks between Utica and the park are R7-1 so we can expect more of this. 

Can this be the next cause for contextual zoning? "Taking away the views of the park, etc."

I don't think Lincoln Terrace Park has the same fans that Prospect Park does, so I doubt you will hear a lot of preservationists.

Utica Avenue will get some nice stores.
