702 Nostrand (between st. marks and prospect) for sale
laura palmer
I seem to remember Whynot predicting a while back that many of the little two-story buildings on Nostrand ave would be torn down for development...this ad promises air rights for an additional 2,722 buildable square feet. Hard to imagine right now, given how snugly it fits in with its neighbors.

laura palmerInterestingly, it's similarly priced to the former Bobby's diner on Kingston and St. Johns (http://streeteasy.com/building/1090-st-johns-place-brooklyn/0)If you had a hypothetical million, which would you buy? -
whynot_31The 2 story buildings most at risk of demolition are those made of wood.
So, I think this brick building will survive. It might get a story added to it, or an extension added on to the back. -

Still for sale, and seeks $1.3M.
It is likely asking that much $ because it is adjacent to the Mazon properties, and every adjacent property is more valuable to someone who buys Mazon and then tears it down.

FlatfixMiddle of the block is always the hardest to rent and is usually discounted

whynot_31edited March 2016It would not surprise me if the two properties on the right have already received offers on their properties, with the goal of assembling a large property than includes the Mazon storefronts.
I would certainly want to explore such options before I put any money into expanding this building.
...if we factor in the cumulative effect$ of the adjacent properties, this little building could be demolished.
