For those unaware, Plan B is a Sports bar that has been around for several years.    The owners also operate Cookland, a new upscale restaurant that is located across the street.

If you have $399k, you can buy it, rename it Newguy88 and then spend 12 hours a day working from there.

Just for clarity, the place across the street is Cooklyn (not Cookland).

I live just around the corner and never wandered into Plan B. I always stuck with my first option . . . I guess.

Haha, let's do it! Every backer gets a free soda of their choice! Second tier backers get french fries and a soda!

This week, the bar is open and packed with football fans. Apparently no one has given him a signed lease and $399k.

I know nothing about commercial ownership, but geez 399k sounds like a steal for the potential that space can have.

That breaks down to (i think) about $1500/month mortgage payment, and you never have to worry about being double-gentrified out of there.  As the nabe gets thirstier your monthly remains the same.

    How can you lose?

They are just selling the business that occupies the space.

They are not selling the actual space.    As a result, after paying the $399k, you must pay the landlord whatever the lease costs are on a monthly basis.

You'd be purchasing the equipment, and customer "good will"

    He isn't listed a principal.

Will this be the first place he owns?   Does he plan to leave Olmstead and compete with it?
