NIMBY: Seven-Story, Seven-Unit Rental Building Filed At 786 Park Place, Crown Heights

Eugene Khody, operating under an anonymous LLC, has filed applications for a seven-story, seven-unit residential building at the 25-foot-wide vacant lot of 786 Park Place, in eastern Crown Heights, four blocks north of the Nostrand Av. stop on the 3 train. The building will measure just 4,865 square feet, which means units will likely be rentals, averaging 695 square feet. Richard Walsh, of Citiscape Consulting, is the applicant of record.

    Right across the street from the Middle School side of PS 138.

    The small building stems from the lot being full width (25'), but not full depth (64', not 100').

    As a result of being seven stories and having only 7 units, these units will each have their own floor.  They will get lots of light.

    That makes three new buildings on the same side of the same block now under construction or in the planning staging.  There's the old Crossfit, auto garage at 800 Park Place, soon to become a six story 8 unit building, The old warehouse at 762 Park Place is now being demolished.  It sold for a dicey $4.45 million on 10-27-14.  No plans for a new building filed yet, you can bet they're a coming. Meanwhile on the opposite of the street, we have two vacant lots remaining.  One is next to PS 138, formerly a garden, now being used as a staging site for school construction, and of course the much bemoaned Roger That Garden on the corner of Rogers and Park Place.

    I live on this block. Not looking forward to having at least four construction sites as neighbors in the near future.

    It is likely that any permit for a new building issued since Jan 2014 remains an active construction site. ...there are lots of them.

    Call me lazy, but I hope there's plans for an elevator somewhere in this building because a six floor walk-up just ain't cuttin' it when you have to carry stuff....like a kid and its stroller.

    I believe new code mandates that any building over 4 stories have an elevator, so this will have one.

    It looks like the shaft is on the left.

    I was thinking along those lines but there also has to be a stairway so it's going to be right next to it. Tight quarters for sure.

    Each unit will be around 700 sq ft, which means 2 BR rentals.

    There will either be kids or room mates.
