406 Prospect Place, the 1,113 square foot parcel of vacant land on the NE corner of Prospect and Grand, was sold to an entity called "Grand Prospect Group LLC" this past July. The sale price was $650,000, or almost $195 per square foot.

The Prospect Heights Church of Christ, located next door, had been the owner of the property. According to a party wall agreement with the church, the new buyer is an entity controlled by an individual named Rob Loheit, about whom a quick Google reveals ... not much. He definitely does not appear to be a developer. 

Does anyone have any idea what's going on here? I'd love to see something nice on this strange corner of PH.

    I wonder if we are getting someone who will create a custom home for themselves.

    Might run him $2M when it is all said and done.

    The cars parked along the sidewalk mostly belong to the Auto mechanic shop. Who has held out from selling for a long time. Maybe the empty lot was purchased in the hopes he might get the mechanic to sell too. Have no clue, just a guess.

    Looks nice. Hopefully it will reinvigorate that intersection. I'm still a little bummed that they couldn't make this part of a larger development with the adjacent triangular lot.

    There is a partial stop work order on the property. 

    The DOB lists 7 open violations.

    This ad claims the site will be ready for occupancy in Dec 2016.


    Based on what the site presently looks like, that seems a little optimistic.

    Are there trees to the south of this new building, as depicted in the rendering? I know it's an auto repair lot, but I don't recall those trees.

    I believe the backyard is too small for such trees, now or in the future.

    No ventilation is present, so I'm thinking this place will be light fare: Sandwiches, coffee, maybe ice cream.
