Clean Rite at 253 Empire (and Rogers) is for sale. For a cashiers check, not Quarters.

The
subject property is a corner mixed-use development site with potential
for 42,720 buildable square feet on the border of Crown Heights and
Prospect Lefferts Gardens. The site has 203’ of corner frontage of
Empire Boulevard and Rogers Avenue, one of the area’s most desirable
corridors. The site features a combined lot area of approximately 8,900
square feet of the site located within residential zoning (R6) with
commercial overlay (C1-3), which allows a maximum FAR of 3.0
as-of-right. A developer has the opportunity to further increase the
total buildable square footage via the Community Facility. If
implemented, the Community Facility bonus would add 16,000 square feet
to the site, increasing the maximum buildable to approximately 42,720
square feet. Public transportation is conveniently located nearby, just
2 blocks from the (2)(5) trains at the Sterling Street Station,
offering access to Downtown Brooklyn and Manhattan within 20 minutes.
The property is also located a short walk from Prospect Park, Brooklyn
Botanic Garden and The Brooklyn Museum.

mugofmead111I saw the for sale sign when I passed it on Sunday night. -
whynot_31I hear it is already closed. -
dmiami2This is what the realtor is envisioning for the site... I guess take with a giant grain of salt. -
whynot_31edited December 2015That shows what it could look like if the developers believe the Community Facility bonus is worthwhile.
...I might just hold on to the property until the area is upzoned; something that the real estate agents can't mention.

dmiami2Just sold for $3.6M.I'd say there is no guarantee it will be developed as advertised. In fact, I'd almost guarantee it won't.
-
uglyfloorlamp@dmiami2 Really? Any clues on who bought it and why?I wonder if they're waiting for more upzoning on Empire of if they'll develop it as is. -
Marco555StreetEasy is saying it sold in early March 2017 for $6 million+! -
whynot_31... gambling on an upzone.
-
doughmanePlease let it be a storage center. I have all this extra stuff and nowhere to put it. -
doughmaneWhat do you anticipate they'll hold out for? Rezoning to R7A? -
dmiami2This is already zoned for residential with a commercial overlay. So i think the original design, as promoted by the realtor, is in line with what will be built. I just don't think it will be as nice. -
dmiami2
My mistake, it was sold for $6,075,000 to be exact. It was bought by an LLC.Marco555 said:StreetEasy is saying it sold in early March 2017 for $6 million+!Shocker! ; - ) -
whynot_31edited April 2017If they only get to build 42,000 sf, they paid $143 a BSF. Not bad. -
dmiami2Demo permits have been requested... I'm interested to see how this one develops. If this becomes residential, or residential on top of commercial, it would be an example of what a rezoned Empire Blvd could be. It's across the street from the area that has been a hot bed for zoning change discussion. Much of the area west if this property on Empire has been redeveloped into self storage. -

whynot_31The perimeter is now surrounded by the trademark blue plywood fence, but excavators have yet to arrive. -
dmiami2Plans for a 3 story mixed use building have been filed. Imagine that... Mixed Use on Empire Blvd. ;-) http://a810-bisweb.nyc.gov/bisweb/JobsQueryByNumberServlet?requestid=2&passjobnumber=321191349&passdocnumber=01 -

dmiami2The site has been demo'd already. It'll probably be another 3 months until the building application is approved and another 3 months before any construction starts. -
dmiami2Building permits approved. -
