    That shows what it could look like if the developers believe the Community Facility bonus is worthwhile.

    ...I might just hold on to the property until the area is upzoned;  something that the real estate agents can't mention.

    Just sold for $3.6M.   

    I'd say there is no guarantee it will be developed as advertised.  In fact, I'd almost guarantee it won't.  :)

    I wonder if they're waiting for more upzoning on Empire of if they'll develop it as is.

    This is already zoned for residential with a commercial overlay.   So i think the original design, as promoted by the realtor, is in line with what will be built.   I just don't think it will be as nice.

    My mistake, it was sold for $6,075,000 to be exact.    It was bought by an LLC.

    If they only get to build 42,000 sf, they paid $143 a BSF. Not bad.

    Demo permits have been requested... I'm interested to see how this one develops. If this becomes residential, or residential on top of commercial, it would be an example of what a rezoned Empire Blvd could be. It's across the street from the area that has been a hot bed for zoning change discussion. Much of the area west if this property on Empire has been redeveloped into self storage.

    The site has been demo'd already. It'll probably be another 3 months until the building application is approved and another 3 months before any construction starts.
