I'm curious why this bank is considered worthy of being landmarked and the bank at 856 Washington wasn't.  They were built around the same time and have many features in common.  Does anyone have any insights?

They were able to be convinced this one somehow had special character, and that one didn't?

The reality is that landmarks are only able to save so many, regardless of how "special" they are?

Or, more cynically, perhaps the owner of the Utica bank didn't "donate" to a given extortion fund, and the Washington one did?    ...hence the one on Washington Avenue was able to not have its market value forever reduced?

In terms of the exterior, I don't think this building is better or worse than the one on Washington Ave. One reason this building might have gotten landmark status is that it is on a main street and a busy corner, therefore more likely to be seen. Also, while there has been some new development near Utica, this area is far less trendy than the west end of Crown Hts/east end of Prospect Hts and therefore less desirable for a developer. It really would be nice, though, if the exterior were thoroughly cleaned.

In terms of the interior, the ground floor and 2nd floor gallery were quite nice back when I was a child and this was the East New York Savings Bank. It was a very busy branch during the 50's. Now the interior, cut off at the first floor, looks like a bargain basement. A sad comedown.

The area does have a ton of foot traffic. However, my sense is that this location is not "close to home" for the majority of people.

Hence, the location is not well suited to buying heavy items that one could get closer to home.

    Modell's should do ok though.
