New restaurant space at Rogers and Montgomery

Had a quick look at the new (former bodega) space on the ground floor in the northwest corner building at Montgomery and Rogers. Looks good, exposed brick, large corner space and basement for food storage and prep. Contractor said the owner is building it out for rent as a coffee shop or restaurant. It has ductwork and ventilation for a restaurant. Location seems too large and expensive to be "only" a coffee shop and expect there will be food. Looks like a good spot and a smart move in relation to other developments on Rogers (e.g. massive new rental building coming online a block away). 

If the landlord is building it out for a yet to be secured tenant, it is likely to be attractive to a tenant that does not have many existing locations.

...the big operators have the capital and experience to do it themselves.

From the outside, it looks quite nice.

The whole building has been renovated, but I couldn't figure out if the owner has other buildings/restaurants. http://a810-bisweb.nyc.gov/bisweb/JobsQueryByNumberServlet?requestid=2&passjobnumber=321242507&passdocnumber=05 My gut is telling me that this is a firm that has the expertise to run the building and the business. ...we are not going to be seeing a For Lease ad.

Rumor mill says Mexican Restaurant... this is 3rd hand info, so who knows.

Today, I saw a For Rent sign on it, so it seems they may not have a tenant lined up yet. ...or lost their prior tenant. It is totally ready for restaurant and bar use.
