475 Sterling Place - 45 unit coop development

So, every day as I leave my building I have been watching the development at 475 Sterling, just off Washington. I did some online research today to share with anyone here who cares to know.

The development is by the Bluestone Group, and you can see the rendition of the new 45-unit coop building here:

It looks like Bluestone works on a lot of housing developments with the city and NGOs...

What about the bigger lot down the street that's been boarded up for quite a while, what's going on there?

That's odd that it's going to be a co-op; most new development is condos. I wonder what the rationale is there. God knows the last thing the world needs is more co-ops.
