condo conversion and for sale

I've just submitted my filing to the AG's office for condo conversion of my brownstone on Washington bet. Greene and Gates. It's a three family right next to Hollenback Community Garden.
Two questions:

1) Does anyone have experiences with the AG's office with a similar filing they can share with me, and

2) What are the going prices in 11238 for condos at 820sqf and 1025sqf, both upper floor throughs with lots of light.

Going to try to sell without a realitor so if anyone knows of anyone looking or about to look, I'd be grateful for passing the word along.

    We recently did this a stone's throw from you. It took a long time for the AG's office to get around to approving the plan. Make sure you work closely with your attorney to stay on top of the AG office. I would try Brown Harris Stevens & Corcoran's website for pricing in 11238 zip.

    at that location, i'd say about 650 psf.
