Rental Market for an upper duplex, with roof deck?

We are considering buying a house, but to make $$ sense we will need to rent out the top two floors. Would there be a market for the upper duplex (2-3 br, 3 bath) with roof deck that allows pets? If so, would a rent of $3400 be fair? Heat, Hot water and potentially hvac included as well….

Do you guys think I can post this on the main page as well?

    I would say that yes, there is definitely a market for an apt of this size in that area. I think you are also in the ballpark on rent, perhaps even a bit low.

    It's difficult to find large spaces like you are offering so they command a premium. Condition will play a big role in the price you can charge.

    I would suggest speaking with some of the brokers in the area to get a more accurate idea of what it can rent for. Be sure to include the guys on 7th ave in the north slope (corcoran, brown harris stevens, warren lewis, etc.) as well as they often have more listings of this type.
