Any place with no-fee BK Heights apartment listings?

Hey all-
I recently moved to Manhattan and while I enjoy the convenience of being able to walk to my office, I can't stand the noise, and I'm hoping to move to Brooklyn Heights in about 6 weeks. My question is, does anyone know of any places to find no-fee listings, or any management offices that allow you to contact directly regarding a lease? Or know of any good brokers in the area who are negotiable with their fees? I'm looking for a studio, but 12% fee can easily run me over $2,000...which is about $2,000 more than I'd rather pay in fees. Thanks!
