    A friend of mine lives on the gas station/car wash block and is very concerned about potential structural problems to her building.  They have already started digging at the BP and her house was shaking.  Should an engineer be hired to monitor vibrations?

    Her home insurance company, in conjunction with the insurance carried by the construction companies, should cover damages that result from the construction.

    She should call her insurance company and get informed about what it presently covers, and then decide whether she wants more insurance or insurance that covers losses not presently on her policy.

    Commercial space will include a Union Market.

    "Commercial Observer has learned that Union Market, which sells locally sourced and organic foods, has signed a 10,600-square-foot ground-floor lease at the future eight-story building at 1525 Bedford Avenue, which is set to be completed in 2018."

    Based on the speed the building across the street is moving, I was not expecting to read that 1525 Bedford would be completed in 2018 and not 2017.

    Wow. will be nice to have union market there. great meat and fish.  although I also go to ps food coop.

    I was a little disappointed to see that it would take until 2018 for this buiilding to be done...hopefully they mean EARLY 2018!

    Once they "close the envelope" (i.e. install windows throughout), it usually takes them about 6 months to finish the interior.  

    So, when they reach that milestone, we will have a better estimate.

    At present, they have yet to pour the foundation...

    I wonder if the Union Market investment is the kind of F-you money that the Smith St. Entrepreneurs couldn't compete with.

    Will Bob and Betty expand to larger location now?

    However, the new upscale Korean markets that have opened, together with the upscale grocers in the works (such as Union market and Wholesome Food on Nostrand and Atlantic) give an entity like Bob and Betty's real competition.

    True, true. And the owner of the Triple S location is asking for such a huge monthly rent ($7,000!) it makes me believe he is holding out for Starbucks.

    I was under the assumption that they were still looking to open on Franklin just south of EP.   The old Pioneer.   My thought was that real estate wasn't as much an issue as scale of operation and ability to take a loss for a while.

    Yes, the same family that owns Bob and Betty's (Tony and his family) do own the building on Franklin that is the site of the former Pioneer supermarket.

    However, he has stated to me that he does not believe it would be profitable to open something there at this time.

    We should realize that in 2018, Union market will open in a location that literally is going to have a customer base all around it:   Small market rate apartments that are packed with young single people who have little desire to cook.

    ...perhaps the location of the Pioneer will have the same thing by 2018, but it doesn't now.

    "The remaining retail space that ABS Partners is marketing at 1525 Bedford Avenue spans two storefronts; a 3,611-square-foot space with additional storage on the corner of Bedford Avenue and Eastern Parkway and a 2,315-square-foot inline space along Eastern Parkway. Asking rent for retail space at the property ranges from $75 to $125 per square foot."

    That foundation is huge! No wonder it took nearly two months to pour. Though I'm sure they were rushing to get it down before the winter months. I expect we will see the building start rising soon. Any word on the timeline for completion?

    The estimates I have seen simply state 2018.

    That is huge. I saw a parade of cement mixers rolling down Eastern Parkway towards the site a few weeks ago...I guess that is where all the cement went.

    I live across from the site. There have been many parades of cement mixers as well as dump trucks, for weeks. I feel bad for people on that block who have cars and have had to shuffle around the parking situation.

    Today, the block was closed for concrete pumping.

    Apparently, today was warm enough for fun with concrete.

    As noted above, the building has already secured Union Market as a tenant.    Now, the developer would like to see if the tenant qualifies for NYC's Fresh program, which would allow the building to be higher as a result of having a grocer.

    If the application is successful, the building would be 11 stories, as opposed to 8.   I believe this weeks CB8 portion went well.   ...off to DCP next.
