Is this apartment worth $645K?

Saw this on Brownstoner. The question created a lot of nasty comments about the neighborhood. What's your opinions? Do you think this apt is worth $645K?

  • It's a nice lookin' apartment... that being said, it's not worth $645k to me, but I'm sure that it's worth $645K to someone else.
  • Whether it is worth $645K (+$750/month) is a judgement only an individual can make.

    My .02:

    - It is small (900 sf is a very generous measurement...a quick tally of the 2 BRs, LR and K brings it to around 700 sf +/-)

    - Nice fixtures, details and finishes

    - Enormous outdoor space (larger than the actual apartment by my measure)

    If you've got a family and you don't want to be on top of each other, then I think this apt. will be outgrown wayy too soon. If you're single or a couple and really want to put in some enormous garden, then I think it's fine.

    God bless 'em if they get anywhere near that number, as it will only make my 3 BR worth that much more...
  • Wow—it looks gorgeous. Um. Maybe if we all chip in a couple bucks each we could, like, share it…

    (Seriously though, I would go on StreetEasy.com and see if you can find any comparable stuff that went under contract in the last six months…)

    What where the nasty comments on Brownstoner? I live on St.John's Pl between Washington and Underhill for 4 years now.

    Yes, it gets loud in the summer time (What Brooklyn neighborhood doesn't)
    but it's nice and the people are friendly.

  • i've seen way worse prices for less space, etc. but it's obviously all about what the buyer can afford.

    Streeteasy is good resource for comparables but they don't tell you the square footage or number of bedrooms so tough to do a size to size comparable.

    Brownstoner comments say that the area is still iffy--random shootings on occasion.

    I didn't find the comments particularly nasty. ? A couple bad ones, but mostly OK.

    Interesting comment:
    We're on Prospect Pl bet Grand and Classon, so not Prime PH and our neighbor just sold his 2 bed 900sf condo for $575,000 in 2 open houses. A 1400sf duplex with very small garden went for 680,000.
    I think they may get it, if the apartment is in mint condition.

    I'd say it seems a tad overpriced, but I would disagree that NO apartment in this nabe is worth $650k. A good sized apartment (they do exist) in this vicinity would be worth that - no doubt. We have lots of good businesses, most of our neighbors are friendly, we can get anywhere in Brooklyn and into Manhattan quickly, we're by the park, what's not to love? $650k to own here doesn't seem exorbitant to me... if the apt is a bit bigger than the one discussed.

    this comment is surprising! I think there's a lot of apts going for this price in this neighborhood. Not sure how many 2 bedrooms are going for this price though. What's typical of a 2 bedroom in this vicinity? I've seen all sorts of prices--from mid-400s to mid-600s.

    They've been fixing it up for the last 2 years. They did a great job. It was a hole before they fixed it up.

    when the economy is in the shitter. I have a lot of friends who's jobs are hanging on a thread.

    My housemate sent me this link 2 weeks ago. The asking price shocked us. It's a real pit and they are asking $800,000. Plus, it looks to me like they want another $800,000 for the empty lot next door!

    Doctors? Lawyers? Engineers? Family money? There's tons of people with money to burn...even in this economy. Very depressing.

    I think around 300,000. It didn't have a sliding glass door to the back yard.
    The back was nothing but dead bushes and a litter box for stray cats.

    The cats are gone now, Thank God.

    the owner is delusional on the price of the empty lot.

    i also should go sue them, they were lucky that my parents aren't as legal minded as me. they did crack some of my walls when did dig the hole next door.

    when they put up the fencing in the back, instead of using their own supports, they put their wooden fence onto my wooden supports. drilled it right to my fence. sob's.

    but my parents were like house still standing lets not sue etc... they are such old school asians.
  • Does nobody realize how over priced Brooklyn as a whole is??? I've lived here my entire life, Never have I seen such inflated prices. How can you say 650 is reasonable? I guess I'll never understand the new breed of urban pioneers.

  • 1st, it's a great place for a couple, a couple expecting or who have one small kid who'd like a yard. trade up to a house later.

    2nd, I'm in design and have enough for this. Maybe I'm 10 yrs older than you. I couldn't have done it in my 20s, but eventually you get to buy a place.

    3rd, they're not doubling their price if they bought for about 300 and then put a lot more into it and the neighborhood has improved overall.

    4th, you can't fault 'em for asking for it early on and then take a lower offer if they have to.

    I rather think, by historical standards, producers of literature, art and entertainment have done remarkably well in recent decades. Fewer cases of starvation, more cases of fame and fortune, as well as more cases of scraping by ok and doing what they enjoy rather than being stuck in slavery or manual labor.

    I agree with joseph11; I have a specialized design job, and this place would be a stretch at the moment while we're on 1 income, but would work well and wouldn't be much of a stretch once the little one is old enough to enjoy the garden. Though by then, the prices will probably have started rising again.
