I've also lived here my whole life (besides a few years elsewhere in NY for school/training), and seen nothing but a steady increase throughout the borough over almost the past 30 years. I don't think there's anything really surprising about this. If the city economy gets bad enough, prices will start to go down like they did in the 70s. This hasn't happened on that kind of scale yet.

the owner is delusional on the price of the empty lot.

i also should go sue them, they were lucky that my parents aren't as legal minded as me. they did crack some of my walls when did dig the hole next door.

when they put up the fencing in the back, instead of using their own supports, they put their wooden fence onto my wooden supports. drilled it right to my fence. sob's.

but my parents were like house still standing lets not sue etc... they are such old school asians.

800K for the house on St Marks seems like a steal but the lot is expensive. A lot with a tiny little abandoned house on it in front of my house on Prospect Pl sold for 600k a couple of years ago. When I bought my house 5 years ago, it was on the market for 450K (if i recall correctly), so it appreciated in price by $150 in about 3 years but the market was better then.

I think the apt was priced fairly for the neighborhood and is beautiful. Imagine what that exact apt would have cost if it was located a few blocks away in the slope. PH has great services, transportation, beauty, is close to the park, museum, botanic garden...and is still cheap compared the PS or BH.

Just an update--the place I originally posted about on 415 St. John's Place went for the asking price of 645. Guess people are willing to pay for a garden.

And it went so quickly they may have been able to get more.

They may have sold due to divorce. It's quite common to unload fast at a good selling price when two people wanna get out fast.

On the flip, it's a good way to get a great deal. Next time you're with friends (and their friends), find out who's on the rocks and see if they own. It's like the old time hobby of cruising the obits!

totally. my family has flipped a lot of property b/c of divorce issues (not ours). other people's problems are great for real estate.
