what makes them suck?

Recently went through the lengthy process of changing management company, and investigated and interviewed several. Very happy so far with our new firm. It matters a great deal how large your building is -- you need the right size of firm at the right budget that's used to working with your size, and which isn't too thinly stretched, otherwise it won't work. How large are we talking?

So for a small/mid-sized buildling, you want a no-frills small/mid-sized management firm. Here's a couple to talk to: 1) Awaye 2) Impact

Most crucial relationship is with the actual manager you get, who can't be stretched too thinly; e.g. 6 buildings for 1 manager is plenty depending on how much backup they get from head office.

Goldin Managament has done a good job for me. I did have a bad experience with one manager, but he moved on and the one I have now is great.
