Future of Meier building?
A lot of units are still unsold, right? What do you think they will do with them? Sell at big discount or rent?

They seem to leave many of the apartment lights on, but I haven't actually seen any people in there. I guess that's the eco-friendly contribution to the neighborhood.
Occupancy was supposed to begin late-08, last I heard. And over half the units had sold (if you believe their salesforce). -

I think there are occupants. I've seen people walking around the apartments at night, there is furniture, and the doorman now wears a tie.

Ah, well Whynot has clearly done a better job of snooping around, presumably under the guise of "walking his dog". I was looking at the side facing the library at New Years fireworks, and almost all the apt lights were on, but there was nobody standing at the windows and the place looked pretty bare. I know there are a few of the units furnished as model apartments.
Maybe we need to offer an honorary title to the first Meier-ian who outs him/herself on Brooklynian and gives us the inside scoop. -

I hadn't thought move-ins had begun yet.
Last I heard (about 6 months ago), they had sold 60%.
It takes about 40-50% sold for the developer to recoup costs typically, so this isn't bad considering how expensive the units are. -

I went for a tour of some of the apartments about a month ago and the building was no where near completed. All of the floors I was on had uncompleted apartments. There only seemed to be a couple of totally completed ones.....totally still a construction zone.
When the saleswoman asked what I was thinking of spending and I told her "at least a couple million," she actually laughed!
That said, I loved a couple of the apartments. Views to forever, above the tree line. Gorgeous. -

I guess there's more around somewhere (not yet released maybe?) but I know they also have been combining apartments to make fewer, larger apartments. Last I heard it was down to around 100 total, but perhaps they've combined even more since... -

I browsed around their site a bit and a bunch of them seem to be under contract. Don't know if there are 19 under contract, but there's a bunch. Kinda suspicious that there'd be that many contracting actually...

If I had a couple of mil to blow on a place (and I so, completely, totally do not), and if I were in the market for a new-construction, almost-like-Soho, name-architect-designed place, my issue w/the Meier building building might be the neighborhood amenities.
While they're perfectly fine for little ol' me (someone who is most decidedly happy with my 2nd-floor, pre-war walkup w/uneven floors and all kinds of old-house quirks), I could easily see how someone with Manhattan expectations but a Brooklyn budget (although I think that you could easily find a place in Manhattan for these prices) would be really disappointed in what the neighborhood currently offers. That might be a sticking point for future sales, especially in this market.
