What does $1100 get you?

Lived in the Slope 5 years ago, left Brooklyn for a while and now I'm moving back. Haven't had a chance to hang out there much since I left so I don't know what's a realistic rental situation.

I want a 1BR for $1100 to $1200 (would settle for a large JR 1BR if neccessary). Must be rent stabilized and have hardwood floors. Could you help me out and give me a sense of where I should realistically be looking? The more specific the better.

  • Well-you shouldn't be looking in the Slope for that rent. Maybe Windsor Terrace?

  • 1100 may get you a studio in the slope, though rent stabilization is unlikely. Sounds like kensington may be more your price range.

    i live in a 1 bedroom railroad style apt in Gowanus. $950/month{plus i have a dog for which landlords usually jack up the rent, which means i have a really good deal}

    i found it by figuring out the neighborhood i wanted to live in{near 5th avenue} and going into a couple of realtors' office and asking personally what they had available

    second realtor i went to had 2 available apts. the one i live in now and another on Union for $1000 -- neither one was listed on those little pieces of papers you see on their windows

    i doubt you're gonna find what you're looking for on craigslist -- good deals don't get advertised

    i recommend you do some legwork and pay that 1 month realtor's fee{and no. i'm not a realtor}
  • If you go OVER the expressway in Windsor Terrace (the East 2nd , 3rd, 4th etc.) Streets, at the Ft. Hamilton Stopy you will find something. The neighborhood is quiet but changing VERY fast. If you drive, it is easy to park and Fresh Direct delivers. A lot of writers live there, musicians, old time republicans etc. The best way to find a place is in the delis, signs on posts and the LOCAL realtors.

    Good luck, real estate is absurd.
  • Try 4th Ave. I have two friends who are both paying $1100 (free mkt rent) for nice 500 sq ft one bedrooms. You'll be right around the corner from same size places going for 1700 and just a block away from all the great stuff on 5th ave.

    Hi. I just found something in Kensington and I agree all real estate but particularly in Park Slope, where I've lived for five years, is absurd. Most of the realtors are so disingenuous (and setting these high prices) and just feel you should be happy no matter what you have to pay to live in Park Slope.

    So... it seems like all these interesting creative types have moved to Kensington but is that evident in the neighborhood? There's no :) coffee shop to hang out in ... (i know... imagine!) where do people go? do they all travel to Park Slope or other areas? I haven't moved yet and found my apt. in a very flukey way but I'm looking forward to it.

    it IS easy to park, near many things, not as picturesque as Park Slope but also not so precious as Park Slope has become. (note: not all rents are inexpensive there... it really fluctuates...)

    I think you can get something in PS, I found a 1200 studio in north slope, awesome location, decent place. I did pay a broker fee though.

    There is the Crossroads Coffee Shop on Prospect Ave which has bluegrass, jazz and art openings in the evenings, internet and babies during the day. Voxpox is more in Ditmas as is Picket Fences but they are both good places. You should join the KWTNeighbors list serve and you will definitely find places to eat, hang out and do in the area. When I first moved over here I wasn't thrilled, but now I really love it. I think the people are very friendly and down to earth. But we would love to get a yoga class over here and another restaurant! Anyone listening out there? There is a HUGE market over here waiting to be tapped as the neighborhood is changing fast--maybe too fast?. The things that have opened are crowded.

    i don't think in park slope ... unless with the one in a million landlord who's not out for tons of $$... you can get a one br for $1100 although i'm sure there are a few. i figured recently that in some areas everyone 1 in 3 is a landlord!! that's crazy. and some have paid off their mortgages and are doing quite well but that does not seem to make them inclined to have just under market rents.

    oh well.

    that's partly why i am glad to try somewhere other than p.s. for awhile.

    thanks kensington mom for the info on kensington! i am sure some restaurants and things will start popping up!! look at ditmas park. it took awhile there...

    Yeah, they paid off their mortgage -- why should they charge you rent at all? They're just going to take the money and buy another gold-plated Bugaboo! They should open their doors and shut their freakin' greedy pieholes!

    Seriously, while the OP is not going to find a $1100 1BR in Park Slope, renting from a small-time landlord who lives in the house can be the best way to get a deal -- in the long run -- if you are planning to stay a while and are a good tenant. Many people I know with tenants in their houses started off charging market rent but don't raise the rent much -- if at all -- once they know and are comfortable with the tenant. If you've established that you like and can trust the person living in your house, it's worth cutting them a break to keep them around. (I try to rent to people I already know and charge them below market.)

    But OP wants rent-stabilized, so it's a moot point anyway.

  • I have a small 1 bedroom on 4th and 19th for $900. One ave away from 5th and a short walk, or shorter bus ride to all the fab restaurants.

    That's a pretty good deal. I think that I have a good deal too. I have a large, newly renovated 2 bedroom with study, St Johns Place and Fifth, for $1800 PM
  • Prospect Lefferts can get you soemthing in the $1200-$1500 range and in rare cases about $1000-$1100
  • I have a one bedroom at 5th and Union for $1300 - upside is that it's newly renovated and huge (used to be a poky 3 bed), downside - occasional roaches. My landlord says 'it's not that bad' - but one roach is too many for my liking! Others tell me a it's a New York thing so get over it.

    Most other places I saw in the area (a year ago) were half the size for much more money so I guess I got a good deal. I actually found my place on craigslist so there is genuine stuff amongst all the crap and people who LIE in their apartment postings!

    I got a great 2 bedroom in PH for 1400... there are great prices in Prospect Heights...
