How Big Is Too Big? Architects on the Honor System

The Sunday Times Real Estate section finally did some investigative reporting, about all the bloated developments going up that cheat the rules of sq footage etc by putting in "storage" areas that turn out to be bedrooms and baths. I didn't realize licensed architects were on the honor system with the city to approve their own plans . . .

  • i think they should force the buildings that are finish to be redone in the correct size. on the FAR. and force the guys current stuff that they are working on to stop till it it corrected. anyway they shouldnt award the cheaters!

    They should have to convert any overage square footage discovered after completion of the building into lower income housing and/or community centers at their own expense.
  • Chances are all his projects will see the BSA (Board of Standards and Appeals) and with a few extra developers $$ the buildings will be built without any compromise. As for the Self-Certfication process, it's as analogous to a surgeon performing the art of dissecting without the DOH over their shoulder. Anyone with that authority has to be ethically and morally responsible. Obviously his authority was superseded by the developers $$. The developers are not as innocent as they will attempt to communicate to the public. It's like Ratner blaming Gehry for the oversided towers of shade
  • In the town where I grew up, according to my mother (a fairly reliable reporter of local scuttlebutt), some builders tried something similar--after being unable to get a variance to build several houses that were larger, in sq. ft., than the code allowed any dwelling to be, the builders just put up the houses that way anyway, apparently hoping no one would notice. The township found out and made them tear down parts of the houses until they were "small" enough to meet the code. Hilarious!

    i wish they enforce this here in nyc. would teach alot of those guys not to mess around with codes.
