Condo Inspection

I was looking buy in a condo conversion, but it's a conversion from rentals so I really want to make sure the building's piping and mechanicals are up to par.

I know an inspector can really only see what's on the outside of the walls and maybe the basement.

Does anyone if it is possible to check the pipes and wiring for the building and unit?

Maybe use sound waves or X-Rays or something? For this sort of thing, you may want to post to a site like Brownstoner...

Other than that, maybe look for patch work / spots on floors and ceilings, make sure the inspector tests for moisture, look at the state of the roof, look around the attic for moisture leakage, look for mold, etc...

The folks at brownstoner would probably know better though...

Ask your broker and or your lawyer for the minutes of the last homeowners/assoc meeting. Ask who the board members are, ask who the Pres of the board is, ask him or her if any .....is getting ready to hit the fan. (condition of the roof,elev)$ ANY SPECIAL assessments or pending bldg repair or bldg projects.Ask who maintains the washers and dryers if they are not in the unit. Ask them about any felonies committed in the bldg that may impact the price or resale(rape,murder,drug busts,ect) Ask if they are being sued by anybody( not them personally but the bldg/assoc)Any mold claims?Go in the bldg and ask people who live there, they will tell the truth most times. Grilling the board is ok not just some nice tenannt.Don't move in(as I did) use up all your money and find out you owe 14,000 for a planned roof repair. Also don't deal with the humiliation of trying to find 17,000 to pay for everything from food to mortgage 30 days after moving in.There are loads of good deals. If your broker acts like they are in a hurry or you are not spending enough money,get a new one.

Hi BKed,

May I ask where this building is located? Is there more than 1 unit available? I'm asking because my building* is attempting to convert, but there is only 1 unit available for conversion thus far. It's a tricky situation...

*i'm a renter, not an owner
