I just drop a check with the envelope in their mailbox...
My last landlord was really sketchy...He insisted I leave the check in an envelope in the front hall and refused to give me any sort of address to mail it... -
This is why I asked. My landlord said in our lease papers that we could drop off our rent at a business the landlord owns. Which I always do because it's easy, saves a stamp. I give it to one of her workers in an envelope. A year of this, no problem. This month I do as normal and the landlord claims the envelope was never received and becomes accusatory even though I always pay my rent on time. It also means I have to cancel the check and write another. So that's $30 lost for me for the stop check order. Which means I never do the drop off again. I hate landlords.

I have him listed as a "payee" on my Bank of America account and then each month my rent is automatically taken from my account and mailed to him. He gets a physical check in the mail, but I do not write it or mail it , my bank does. This insures me that he can't say I didn't send it/it was late.

Online. We have it done electronically (LL is in another country) but I think the "online transfer" option really just sends a check from our bank to his bank. It's easy that way since we don't have to remember to do it on time and if there are repairs, we can just adjust the payment that month to rent minus the repair.
At our last place we slipped it under the LL's door but other residents said she lost their's sometimes (very old lady). -

I mail mine, but I keep a copy for myself for exactly that reason. I keep a copy of every check I write for every major bill or payment. I'm just anal that way. -

i used to do what you did with no problems. (i live in a different place now)
It's simple. The law is mostly in your favor. Show him the proof of a cancelled check and take it off your rent.
Since it is run by an owner, there is really no management company element in it. So screw him. Thats his punishment for accusing you after always being on time. Trust me, no need to be worried. It will take A LOT more than that to get you evicted. lol -
My landlord is super sketch. I refuse to do anything but mail it to him, though he'd like me to leave it downstairs at the restaurant. He also had made another tenant pay him in cash. Cannot wait to move!

All my tenants mail my checks. I can understand you being upset that the landlord claimed that he never got the check and now you have to spend $30 to cancel it. However, it could have been a simple oversight and he or his employee might have missplaced it. You had a good relationship with him for a year now. I really don't think he is out to get you in any way.
On the other end, I can't even begin to count how many checks I got that bounced. Every time a check bounced I had to pay $10....and I never charged the tenants for that. I understand that times are hard and sometimes they need extra time to pay.
If you ever find yourself as a landlord, your opinion on landlords would be very different. -
