can anyone recommend a reasonably priced contractor for a kitchen reno?

we've purchased new, assembled cabinets. counter top, sink, and flooring. appliances will be swapped out by delivery team.

He would need to rip out old cabinets, counter top, sink, floor. and install the new stuff. Probably run one new electrical outlet, hookup stove, and new dishwasher.

Was quoted $5k for this last week, which is utterly ridicurous.

    I was talking to a friend in the neighborhood about this recently. He's had a few kitchens (his own and his rental units) done and he said paying up to 10K for the labor of a kitchen isn't crazy at all. He was talking about the same work you are.

    I haven't dealt with reno's but maybe $5K isn't so bad. That's a lot of physical labor as well as the hauling off (I'm assuming you won't be disposing of the old materials).

    Let us know what other contractors quote you.

    Oh, and Brownstoner might have a lot more rec's.

    $10k for this amount of labor is insane. Unless you are paying union workers $70/hr.

    It's not a big kitchen and I probably will dispose of the old cabinets and flooring myself. I just plan on breaking them up and putting into a few contractor bags.

    Granted when you undertake this type of work there are always unforeseen occurrences, that's why I want to hire someone as opposed to doing it myself.

    It seems like a day to rip out, a day to prep, a day to install, a day for the unexpected is the absolute max it should take if one is working full time on it.

    $1250 per day? No way.

    5K doesn't seem unreasonable to me. I went through this 2 years ago but I had a full gut job done. Considering you want an electrical outlet it requires breaking a bit of the wall and then sheetrocking it closed. Do you already have the plumbing hook up for dishwasher or does that have to be added also?

    for labor if they didn't speak english probably cost you 3k. if you paid a middle man that probably could cost 4-5k.

    I've been told by two different people to budget 15k total for the average kitchen reno, this includes materials and labor and assumes the kitchen is mid-sized and the finishes are mid-quality.

    Materials are already paid for.
    Cabinets are on site and assembled.
    Lowes will bring the new appliances in and old ones out

    I would think most contractors would have themselves, maybe one employee, and probably 2 $100 a day laborers from Coney Island Ave and Caton.

    Why not have lowes hang the cabinets and simply have a handyman install appliances and sink? ...not a complex job. Are you in a highly regulated coop or something?

    Tell us about the floor part of the job.... I hate floors. Why not have a flooring company install them? They are often cheaper than contractors

    If it sounds so easy, then do it yourself.

    What you're describing is actually a lot of work. Work meaning time + effort. It may be beneath your aesthetics, but until you've actually done this work (not to mention the costs of disposal of your unwanted stuff) the price seems pretty reasonable to me.

    If you do it yourself, I'd be pleased if you post your time+costs+outcome.

    I think I'm gonna go this route, just get various handymen/lowes/flooring co. to do what I can't. I'll probably take a few days off of work and bang shit out.
