Empty yard next to 230 Underhill
Does anyone know what the situation is with this concrete patio between 230 Underhill Avenue?


I had assumed that it was part of the rear yard for the Plaza Apartments at 304 Saint Johns, but it appears to be a separate lot owned by a completely separate entity, Plaza Associates. Every time I walk by it I imagine it as a garden, or at least a functional yard with plants and benches. It's a bit of an eye sore as is.

I guess the fact that it is owned by a seperate entity could explain why none of the surrounding buildings are able to use it.
It appears to be a bigger lot than the perpetually stuck lot on the corner.

Most property in the area is appreciating at around 15% a year, so -yea- I'd say he is getting some good ROI for that $226.

Thanks, whynot_31. Like most everyone else on the former laundry lot thread, I also have dreams of bring a bar/restaurant use to that space. Maybe we should kickstarter a buy-out fund.With respect to the concrete triangle behind 304 St Johns, it looks like it has a $2k+ tax lien on it because City Finance does not have a working address for the owner, Plaza Associates.Interestingly, it looks like Plaza Associates is an entity of the Related Companies, which looks to have been the developer of 298 to 310 St Johns. This triangle lot looks like it was part of the original assemblage, but it appears that when Plaza Associates sold the St Johns apartment buildings to Thomas Lieberman in 2006, and when Lieberman sold the complex to Larry Hirschfield in 2012, this little triangle was never included. I'm tempted to email Hirschfield and ask him what he knows.
