It seems 906 Prospect Place was/is for sale:

  • Ugh. Parking lots suck.

  • I'd much rather a parking lot that allows the museum to provide space for buses and others using the facility than another out of context high-rise. The museum wins, the neighbors still have quiet use and enjoyment, and vistors can be accommodated. Seems like its a win-win to me.

  • I know the owner of the building. He has been trying to sell it for about five years. Originally he was trying to get financing to rebuild it into student housing but that fell through. He told me he's expecting to close by the end of the month. I didn't bother to ask what's going to become of it.

  • The Children's Museum needs a variance of some sort for it to be used as a parking lot, but I don't think CB8 will oppose it.

    They are likely waiting to close on the property once the variance is a done deal.

  • It's kind of oddly cheap, considering recent prices for similar sites.

    Is there a building on the site?

  • yes, it comes with the two buildings shown in the PDF.

    Nix the parking lot idea. It seems the Brooklyn Children's Museum was not the highest bidder, and it will now be market rate apartments. There was no way the museum could have justified spending $3.5M to park 22 cars....

    "We can already imagine a condo-filled future for a large lot that sold last week in eastern Crown Heights. The big property with a small apartment building at 906 Prospect Place changed hands for $3,500,000, according to public records.

    The 10,000-square-foot piece of land between New York and Brooklyn avenues could accommodate a bigger residential building up to six stories tall with 24,349 square feet of space. The developer and signer on the mortgage is Jeffrey Gershon, who’s also building projects at 190 South 6th Street in Williamsburg and at 22-22 Jackson Avenue next to 5Pointz in Long Island City.

    The lot currently has a two-story building measuring 40 by 45 feet we speculate will be demolished, but no demo permits have been filed yet. Interestingly, the property, which had a lis pendens, sold for over twice its asking price of $1,450,000."

  • Good. I would have been extremely surprised if the Museum's Board of Directors was willing/able to pay market-rate for a parking lot in Crown Heights. They could use a lot less money and have a valet service or something.

    The kids are young enough that they don't even need metrocards.

    ...hopefully they come via transit with their parents.
  • I know the owner of that lot. I'll bet he's thrilled with the money he got.
  • Just seen a post in my building (next door) advertising for a public hearing announcing demolition in 906 Prospect Pl.
  • Because the park lot idea was nixed, I suspect the hearing relates to some kind of variance sought by the new property owner.

    IE. The ability to build denser or taller than the code allows.
  • I saw the flyer too, and if I recall correctly the hearing is being held because they want to demolish the building, which is landmarked, and build a new building in its place.  So presumably CB8 needs to weigh in on the plans because of the landmarking?

    That would make sense. The new building may have to look old and/or contextual to get the blessing.

    The trick to such proceedings is to sometimes make the first proposal really modern, that way it looks like you compromised a lot for second round and you "win".

  • The developer will reportedly seek CB8's blessing on Thursday, August 6, 2015 at the Center for Nursing and Rehabilitation located at 727 Classon Avenue (between Park and Prospect Places) at 6:30 PM.

  • Do you guys know when the construction should start? In a few days? months? years?
    (I live in the same block, I can't wait to hear the noise all day long)
