I have not seen it open for months.

When I walked by over the last few weeks, I thought it was closed as a result of merely having weird hours.
Now, I am hearing that the building will be torn down and replaced with residences. However, plans have yet to be filed with DOB.

The lot might get a 4 - 6 story building, but the lot is too small for a high rise.

A yet to be named entity has started the process of applying for liquor lic for this space.
...which likely means they are not going to tear it down.
They will instead give it a remodel. -

The owner of the building is a Mark Sela, who does not appear to be the principal holder of any other alcohol licenses.

No additional details were disclosed at this evening's CB8 SLA mtg.
The entity has yet to file an application, it has merely stated their intention to apply.
I suspect they will put in an application "soon". -
Scratch that. It seems an ad was posted for the site 22 days ago, which would explain why the have not yet filed their Liq application.

It appears negotiations between the entity and the landlord have collapsed. -
An entity is now scheduled to appear before CB8 on Monday, Dec 7th.
Unknown whether it is the prior entity, or a new one.

No entity appeared.So, I think we can assume this place remains for rent and that the potential tenant has moved on.Readers should be cautioned that the construction work being completed may be by the owner of the property, in the hopes of attracting a tenant.
