85 Rogers Avenue (near Prospect Place) is getting demolished.
A two story, red brick building on the eastside of Rogers is currently the home to Juice Hugger Cafe: http://goo.gl/maps/ysX3Y.
It will soon be demolished.
Once demolished, it may be combined with the already vacant lot on the NE corner of Rogers and Prospect Place, to make a pretty good size building.
Here's the demo permit for the brick building: http://a810-bisweb.nyc.gov/bisweb/JobsQueryByNumberServlet?requestid=1&passjobnumber=321096416&passdocnumber=01
The permit was issued yesterday.

The pace of these announcements is dizzying. So much tear-down activity on these boards in just the last few days!
-
I predict the to-be-built building will closely resemble the recently built building in the above photo.
-
It looks like the present owner is trying to sell the site, complete with the approved development plans, before it is demolished.
It can be yours for $2.175M

"TerraCRG has been retained to sell the corner development site located at 85 Rogers Avenue in the Crown Heights neighborhood of Brooklyn.
The property is located on the corner of Prospect Place and only a block and a half away from the desirable Franklin Avenue retail corridor. Franklin Avenue has become a destination with the onslaught of new original boutiques, restaurants and drinking establishments. On the corner of Franklin and Eastern Parkway, Capital One signed a lease for a new construction retail space for approx. $100/SF.
Currently there is a 2,500 SF mixed use building on the property that will be delivered vacant. The 25 ft x 100 ft corner site is zoned R6A allowing for 7,500 Buildable SF. There are proposed plans in place for a 10 unit elevator residential building with 10,304 Gross SF.
Crown Heights has seen tremendous transformation over the last decade with many rental and condo developments, strong retail, office and a robust brownstone sales market. Part of the transformation came with the conversion of the historic 140,000-square-foot factory building at 1000 Dean Street into a creative office space servicing the Brownstone Brooklyn entrepreneurial/creative class. In addition there are currently over 1,000 units, that are either planned or in development, coming to the neighborhood.
The property is located just a short distance from the 3 subway line at Nostrand Avenue as well as the 4,5,2,3 subway lines at the Franklin Avenue subway station making it only one stop from the Barclays Center with access to the D,N,R,B,Q Trains plus the LIRR.

Lot is still for sale.
I'm just adding a photo of the pdf, so we can continue to see it after they sell it and disable the link.
-
Lot has sold.
Plans are underway, and the tenants are vacating in advance of the demolition

Demolished.

-
Foundation was poured a while ago, and the building is now going up over the fence line

-
Oddly, it appears to have a wood frame

-
Wood frame and Styrofoam insulation. A firebugs dream...
-
Wood can't support an elevator, so this building may end up as only 4 stories.
...not fully utilizing the lot's FAR. -
Facade almost ready to be revealed.
