Maintenance?

So, now I am curious about what people who own coops around here are paying in maintenance and how large their apartments are (please include if your building has a super or a management company and how large your building and apartment is). After reading how some buildings (even small ones) pay for supers and management companies, i am wondering if that makes for a higher maintenance (I am assuming it does).

I will start.

We live in a 7 unit building in center Slope. We have a 3 bedroom, 2 bath apartment. No super, no management company and the building has a nice reserve fund. We pay $765.00 per month maintenance and that has not gone up in almost 3 years. The people with 1 bedroom apartments pay $382.00 in maintenance.

    My ex, in Bay Ridge, had a one bedroom, full time super who did maintenance in and around the building and in the apartments paid about 300 a month.

    full service, massive building. Residents pay about $0.75 per sq foot.

    but back on topic: VD knows the building, but not the apt. Dude pays nothing in mantenance.

    I pay out huge sums of money on a monthly basis to "maintain" my friendships after I open my BIG MOUTH! Oh, yes, this is a fairly regular occurance.

    Whynots have a lovely home, due in part to the hard work and sweat of Mr Whynot and his carpenter skilz. No one else could have made a run down mess like that a beautiful home but him and Mrs Whynot. Knowing the good work they do for the community, they deserve every foot of it.

    damn self imposed restriction to leave Mougar alone when Mrs. Whynot isn't around to act like she is interested in what I am saying...

    One bed in an 8 unit brownstone coop ( but apartment has private garden so others in the building may be different ) self, managed building in North Park Slope = nearly $900 per month. Yes an eye opener for me out too but it seemed to be at the lower end of the scale when I bought end last year. The crucial question is ...'what proportion of the maintainance is tax deductable?' You may get 50% back if its mostly property tax.

    In a 60 unit building with no doorman. 2 beds, 2 baths. Maint is about $1,100. Half is tax delectable.

    4 unit co-op. three bedrooms, two baths. 1000 sq feet. no doorman. main is $1125. don't know how much is deductable.

    Just closed on a 2 bed, approx 1008 sf, in CH. 99 unit bldg undergoing a very slow conversion from rental to co-op. Approx. 65% owner-occupied. Maintenance: $875/mo. Live-in Super: Yes. Doorman: No. Not sure what % is deductible (calling the mgmt co. tomorrow to find out).

    I am looking to buy a condo, approx 1200 sf with private outdoor space. Maintenance is around $1100 including heating gas and water. The building will have 60 units with a live in super. Property tax is separate since it is a condo.

    No. 43% of mine is tax deductable.

    We pay about $700 for a 2 bedroom 1 bath in PH. Our building has 48 units with a live-in super, part-time (evening) doorman, porter and management company. I'm not sure what % is tax deductible.
