    My building has 10 units, self-managed. Maintenance ranges from 932 for about 1300 sq ft to $500 for 800 sq ft. The largest apartments are duplexes with gardens as well.

    No maintenance adjustment for 5 years. We instituted annual increases to build up reserves, pay water and start planning for the end of the tax abatement for co-ops.

    Speaking of porters, we are a small self managed condo and we are looking for some insured porters to do garbage collection, replace lightbulbs, sweep and mop the common areas, etc.

    Does anyone have any recommendations for reliable people? Thanks.

    when is the tax abatement for co-ops ending? soon or you're just planning for whenever it happens?

    If we are talking about a J51, it seems to depend on when the abatement was obtained.

    ...but I am not an expert.

    I think he's talking about STAR abatements (New York State School Tax Relief abatements), which I've heard are supposed to be eliminated, according to the latest State budget. I'm not sure when that takes effect though.

    No my guess he is talking about the coop tax abatement. Not STAR The School Tax Relief rebate, not J51 which is an abatement for capital improvments but

    I've not heard anything about these anding

    The 421-a abatments for new construction have been modified as of last July 1 which is why so many developers were trying to get a foundation in by that date last year
