The garages and warehouses on Park Place (between Rogers and Nostrand) are going away

Readers may recall that this building was the site of Crow Hill Cross Fit, before it moved to its present location by 1000 Dean.

    What about the massive rundown garage/education center opposite the hello living building? Is that zoned for the construction of something bigger? I have ongoing fantasies about it becoming a really nice gym.

    I'll let you know if I see a demo permit for it.

    I believe the entire area is able to become residential. R6, R6A, R6B, etc.

    The parking garages may out live some of the other structures, because people pay good money to park their cars.

    I personally think the garages will stay on Sterling between Rogers and Nostrand. The dialysis clinic and the PSI...I dunno....

    I doubt that PSI and the diaylsis clinic own their buildings.

    That garage is making money hand over fist and is also the local home for Zipcar. Unless the owner decides to get out of the business, there isn't any reason for him to sell out at this point. Quite the opposite actually, people are moving into the neighborhood with cars that they think are too nice to leave parked on the street. (Just as an aside, why do you call it rundown? What kind of street appeal should a working garage have?)

    The FOCH building is a different issue. I don't know if they own it, or if its a rental. Clearly, they will need to make lots of changes to appeal to the new families coming in who would never send their kids into a warehouse for 8 hours a day.

    Oh I just meant that the windows are old and dusty and sometimes broken - and it looks rundown compared to the beautiful gym I see super-imposed over it in my fantasies.

    I believe the Friends of Crown Heights is a reasonably large non-profit that likely just got a boost from the expansion of UPK:

    So, I suspect they will be around for as long as we have low income kids that need UPK, and have a government that is willing to pay for it. There is a large waiting list for publicly funded UPK slots.

    ...I suppose they could sell this building and buy another further east, but I don't think their student population is travelling too far to their site YET.

    If you're into gym fantasies, think about the old Black Lady theater on Nostrand between Park Place and Sterling Place.  What else could an owner do with this space?

    Can you estimate how long ago that was? My sense is that medium (as opposed to heavy or light) manufacturing left NYC in the early 60s. Bikes equal "medium" in my mind.

    That's good to know.

    BTW, a 6 story building with 8 units is presently "pending review" for 800 Park Place site.   So, about 2 stories taller than the surrounding buildings.

    I saw some deep floor drilling going on in the warehouse up the same block towards Rogers. Any news that they are raising their roof too?

    A year has passed, and Rebecca has now provided us with an update on 762 Park place:

    "Developer and architect Alex Barrett is working on his third ground-up project in Brooklyn. He filed new building applications for a seven-story residential building at 762 Park Place, between Rogers and Nostrand avenues in Crown Heights.

    The plans call for 23 apartments spread across 26,015 square feet of residential space. The average apartment will measure a spacious 1,100 square feet. Based on the unit size and Barrett’s track record so far, we’re guessing condos are in the works.

    The first floor will have covered parking for 12 cars – the minimum required to satisfy zoning. Each of the upper floors will hold four units, except for the top story, which will only have three. The building will also include a shared roof deck.

    Barrett will both develop and design the building. He picked up the 8,600-square-foot development site for $4,450,000 in October of 2014.

    The lot is currently home to a two-story building. The DOB has already issued alteration permits to expand the structure to seven-stories, but typically developers have to file new building plans if they’re more than doubling the size of the existing building."

    12 cars. hmmm, I wonder if it will just turn into a rental parking by the hour as it did on Sterling near Classon whereby the parking is not really for the tenants. It just satisfies the zoning.

    I see no moral reason that the developer should not be able to lease out the parking spots to the highest bidder, unless the tenants are led to believe they have preference.

    After all, most Brooklynites do not own cars.

    It looks like that's the highest priced unit, and it comes with a killer terrace. Still seems quite ambitious.

    According to Streeteasy 6 apartments are in contract already...and getting about 1k/sq ft
